Who gets the contract?

Anyone registered at boplats.se, who has paid the annual fee, and meets the terms set by the landlord can register interest for an apartment. After registering interest, all applicants are ranked by their individual queue time. The contract is then offered to the applicant with the longest queue time, who also meets the terms. You are limited to registering interest for five published apartments at the time. 

When you get an apartment at boplats.se you, and any co-applicant, have to use it as your primary residence and you have to be registered at the address (folkbokförd). The contract is signed with you personally, and it cannot be given to anyone else.

Boplats will check the credit rating (kreditupplysning) and verify the stated information of the applicant with the longest queue time. If the terms are met the applicants information is relayed to the landlord. It is not up to Boplats to determine who gets the contract; the landlord can always deny an applicant if there is a relevant reason for doing so. This may be: 

  • If you have given a false statement in your application or elsewhere. 

  • If you do not meet the required terms set up by the landlord.

  • If you cannot be reached through your stated contact information after multiple attempts. 

  • If you cannot give satisfactory tenancy references.

Boplats Göteborg has no individualized social responsibility in Göteborgs Stad. Accordingly, Boplats is not allowed do any form of means test, individual exceptions or prioritizing. 

You have to meet the terms 

The landlord always sets the terms the applicants has to meet in order to be eligible as a tenant. The terms may vary for different types of apartments, for instance housing for students or seniors, apartments transferred from other queues or apartments available only to applicants who already are tenants with a certain landlord. 

The landlord may set terms such as: 

  • Your type of income  

  • Your level of income

  • How many residents are allowed

  • Your age, for categories like students or seniors.  

You can read the specific terms for each apartment in the ad. If you do not meet the terms you will not be able to apply, go to a viewing or be eligible for the contract. 

Applicants are responsible for attesting that they meet the terms of the landlord.  

Co-applicants

If you have a co-applicant connected to your account, your stated incomes will be added together automatically and checked against the terms of the apartment. If the income of your co-applicant is needed to meet the terms, the credit rating of your co-applicant will be checked as well (kreditupplysning).

You have to be connected to the co-applicant before you register interest for an apartment. If you choose to remove a co-applicant, you must meet the terms on your own to be eligible for the contract.  

No discriminating terms 

The terms set by the landlord must meet Swedish law of discrimination. (diskrimineringslagen). This means that persons cannot be treated differently based on sex, transgender identity or expression, ethnicity, religion or other belief, disability, sexual orientation, or age. Age can only be used as a term for certain categories of apartments such as youth- or senior housing. 

Terms for senior housing

Category housing for seniors are ranked by the queue time of the applicants who meets the terms of the landlord. You have to be of a certain age to be able to register interest.  

The apartment has to become your primary residence

In order to get a contract at boplats.se, you and any co-applicant, has to make the apartment your primary residence (folkbokföra). The contract is signed with you personally and cannot be given to anyone else. 

After signing the contract, the tenant and the landlord are responsible for upholding the contract. If it is shown that you do not use it as your primary residence you will lose the contract and will not be given back your queue time at Boplats.  

Boplats will verify your statements 

As applicant you are responsible for filling in the correct information in "my profile". By contacting Swedish authorities such as folkbokföringsregistret and kronofogden, and by checking your credit rating we will verify: 

  • that you meet the terms of the landlord

  • that you do not have payment complaints

  • that you do have debts at the Enforcement Authority (Kronofogdemyndigheten)

Boplats or the landlord will also check:

  • How many people will reside in the apartment

  • Your income and occupation by asking for a verifiable statement

The landlord may also ask for tenancy references. 

If you have a co-applicant connected to your account, their income and credit rating and will be checked in the same manner (kreditupplysning). 

Saying "no" to apartments

There is a limit to how many times you can say "no" to an apartment after viewing. You may say no a maximum of six times during a period of six months. If you exceed the limit you may not be eligible for any contracts until enough time has passed. You will be notified at "my pages" if this happens. Not entering a reply after a viewing or changing your mind after replying "yes" will also count to your limit.  

You commit to the contract when answering yes 

If you reply "yes" on "my pages" after a viewing, are first in line by queue time, and meet the terms after being verified by Boplats, your contact information will be given to the landlord and all your ongoing applications are removed. If the landlord approves you as a tennant after making further controls, you will be offered to sign the contract. When you have signed the contract your queue time at Boplats will be reset and start again from zero.  

Employees of Boplats 

Employees at Boplats may register interest for apartments if they are registered and has paid the fee. The manager of the employee will have to approve if an employee, or relatives of an employee, gets a contract through boplats.se. An employee cannot handle a case where they, or their relative, are applicants themselves. Relatives include husband, wife, partner, child, sibling, parent, parent's partner, wife or husband.  

Complaints

If you want to make a complaint you should turn to Boplats customer services. If you have a compliant about the handling of a specific case:

  • The responsible employee of Boplats will make sure the case has been handled correctly.  

  • If you are not satisfied with the employees explanation you will be directed to the manager of the employee, who can explain the rules and examine the case. 

  • If you want to have your case examined further you need to make a written statement. This will then be handled by the manager responsible within tree weeks. 

  • If you do not accept the explanation the general manager (vd) of Boplats will look at your case. 

  • If the complaint is about a deviation from the regulations, you can direct your complaint to the board of directors of Boplats Göteborg Ab. 

You cannot appeal to any other authority after this.
